New Hartford’s latest housing numbers continue to favor sellers, but we’re beginning to see an important shift.
The latest 13413 sales data shows a $382,500 median sold price, with homes selling at 101.2% of asking price and spending a median of just 3 days on the market. Meanwhile, inventory has increased to 2.85 months, giving buyers more options than they had earlier this summer.

Demand is clearly still there, but increased inventory means sellers need to be more strategic. Correct pricing, preparation and strong marketing are becoming even more important as buyers gain additional choices.
